Why do so many drives round here sink or crack?
Heavy clay. It holds water and moves with the seasons. A deep, well-compacted sub-base over a geotextile and good drainage make the difference.
Can you widen my new-build drive?
Usually. Check your deeds and any estate covenants first, and whether the estate road is adopted if the kerb needs work.
My plot is flat. Where will the water go?
We'll design falls to a channel, soakaway or planted area, or choose a permeable surface. On slow-draining clay, permeable surfaces may need an overflow.
Is gravel a good idea for a long drive?
Often, yes. It keeps costs sensible and suits village homes. A grid keeps it firm and a bound apron at the lane keeps stones off the road.
Do I need permission for a new entrance onto a lane?
Possibly. New accesses, especially onto classified roads, can need planning permission, and visibility will be checked. See dropped kerbs and access.
Who do I ask about planning now?
North Yorkshire Council, which replaced Hambleton District Council in April 2023.
How long will the job take?
It depends on size, surface and the weather. Wet clay can delay excavation.
